The My Green Build Home Building Process

1. DISCOVERY MEETING PHASE

This meeting is designed for you to discover the advantages of building with My Green Build and for our team to discover the vision you have for your new dream home.

We will explain the basics of the construction process and review the benefits of our My Green Build guiding principles. We’ll also look at the design and start to lay out on paper the foundation for your home.

During this initial meeting, please bring with you any floor plan ideas, pictures of other homes you admire and any questions you have about the building process. Feel free to be creative! Break out that old scrapbook full of magazine clippings and design ideas. Let’s consider all the design potential for your new home. Let’s begin to turn your dreams into a reality!

This is a great time to schedule visits to some of our already finished homes.

After the discovery meeting, you will begin the pre- approval process with the financing group for the construction loan and mortgage. It may take a few days to obtain approval.

Financial requirements to build: 20% of the new home value (cash or equity in land or existing home), good debt-to-income ratio and a good credit score.

Meeting Length: 60 Minutes

2. PRESENTATION PHASE INITIAL PROJECT COST RANGE

The My Green Build team will examine the proposed plan, amenities, finishes, and look at comparable budgets frorn other similar projects in order to examine the financial feasibility of the project. After 24-48 hours, the My Green Build team will have created an initial project cost range which will give us a general range of the proposed cost of the
project.

If you don’t already have a lot picked out, the My Green Build Team will help you to find that perfect location for your new home. Once the lot is selected, My Green Build will place your lot on hold until the construction financing is secured. We will also research all covenants, SID fees, lot set-back requirements, etc. to help us finalize your design.
Process Length: 1-2 days

TEAM PRESENTATION
At this time we will introduce you to the My Green Build team; drafting, your interior designer, project estimator, and your project’s builder. This is another chance for our team to get to know more details about your project create a design that will be absolutely customized to fit your specific desires and lifestyle goals! If the project fits into your projected budget and you feel that the My Green Build team is a good fit, we will begin the Design and
Estimation Phase.
Meeting Length: 1-3 hours

3. DESIGN & ESTIMATION PHASE

One thing that sets My Green Build apart from other builders is our special attention to getting very detailed information about your project. Many builders ask a series of 20-30 questions in this step. For My Green Build, it’s hundreds of questions that we can get extremely accurate budgets for your new home.
Meeting Length: 2-3 hours
Financial Requirements: Design and Estimation Fee

SELECTIONS
In order to get accurate selection values for the budget of your new home, our Interior Designer will meet with you to finalize your selections. She will help you stay within reasonable selection criteria, and you can rest assured that you’re getting the best price with My Green Build’s purchasing power. At this point you will be able to make selections on cabinets, appliances, lighting and plumbing fixtures.
Process Length: 2-4 weeks

ESTIMATION
Once the plan is drafted and engineered, they will be sent to all the My Green Build subcontractors and vendors for hard bid proposals. This will provide the most detailed, up-to-date, and accurate costs for your new home.

4. KICKOFF PHASE

BUDGET PRESENTATION PARTY
We will turn your newly designed custom home into an
architectural blueprint and a 3D Virtual Reality plan for the build team to utilize. We want to have you over to walk through your new home in virtual reality. Experience a perception of your new home that isn’t possible in a standard 2-dimensional architectural plan.
Party Length: 1-3 hours

DECISION PHASE
After reviewing the budget numbers again, we will walk through your project management contract and sign. We are excited to make your dream a reality!
Meeting Length: 1.5 Hours
Financial Requirements: 20% of Fixed Management Fee

THE My Green Build DIG PARTY
Once we have your project to a stage where we are ready to begin construction, it’s time for the dig party. This is a chance for you to invite your friends and family out to your lot for a barbeque and the ceremonial first shovel of dirt. Balloons will fly as the excavators fire up to launch the project’s start.
